Is the foundation inspected?
Yes, indicators of foundation movement will be documented in the report and the inspector will provide his opinion of the foundation's performance. Foundation elevations can be added to your inspection for an additional fee. Foundation elevations provide a better overview of the foundation's performance. Do you inspect the roof?
Yes, when accessible and safe, roofs are walked. For inaccessible roofs, a Mavic Pro II drone is used. The Mavic Pro II has a camera with a 1” CMOS sensor and provides high resolution photos of the roof. See link for sample drone photo (13MB file)
Do you use a thermal camera?
Yes, a Flir thermal camera with 320x240 pixel resolution is used on all inspections.
Do you offer sewer scope inspections?
For an additional fee, a sewer scope can be added to your inspection. A sewer scope in an inspection of the sewer lines from the main cleanouts of the sewer line to the connection to the city line.
Do you look for termites?
Eager Inspections is Licensed by the Texas Department of Agriculture to perform Termite Inspections (WDI). A Termite Inspection (WDI) can be added to your inspection for an additional fee. Visit our quote/schedule page for Termite Inspection (WDI) pricing.
How much does an inspection cost?

How long does the home inspection take?
Most home inspections take 3 to 5 hours.
When will the report be available?
The morning after the inspection.

Yes.

Do you test for mold?
No. We do not test for the presence or risk of:
- Mold
- Lead-Based Paint
- Asbestos
- Corrosive Drywall
- Radon or any other environmental contaminants
